North Shore Roofing 9-Point Maintenance Process
Along with a visual inspection, North Shore Roofing can perform an infrared roof survey using thermographic technology. We will diagnose the current state of your roof, identify potential problem areas and thermal performance issues.
Our twice-yearly 6-point maintenance packages include the following steps:
- Inspect the condition of the entire roof using cutting edge diagnostic technology
- Fill depleted pitch pans with rubberized mastic cement
- Clean roof area and remove debris on
, drains, and gutters rooftop
- Resecure loose metal flashing
- Repair voids in existing caulking
- Replace any missing telescopic vent stack covers
Following inspection and repair, you will receive a North Shore Roofing Rooftop Report, which:
- documents the completion of the maintenance checklist
- provides a triage report of any problem areas that need to be repaired immediately, in the short-term and mid-term, along with firm price quotations on major repair options so that you can include them in your budget planning

Roof recovering involves removing all wet or deteriorating insulation, then recovering an existing roofing system with a new system.
Roof replacement involves removing the entire existing roof surface, membrane, and insulation down to the deck before installing a new roof.
Both methods are appropriate for roofs that can no longer be repaired through regular maintenance, are showing signs of deterioration, or are beginning to leak. The choice of method depends on your long term goals for the building.
